TIMBERLAKE

Timberlake is a residential community of townhomes off of 85th Court, a quiet street off of Route 60 in Vero Beach.  This small community has easy access to I-95 and is close to the mall, shopping and restaurants.  HOA fees are under $150 per month and include common areas, grass cutting, landscaping, lawn irrigation and exterior maintenance.  Most homes have a small pavered back patio, the community does allow owners to enclose or screen their patios.  There is a one time capital contribution fee of $950 (as of 2/2018) payable by a home buyer at closing to pad the reserves for the community.  Timberlake offers a pool with cabana, dock and large lake with walking paths.  The grounds are meticulously maintained with a great pride of ownership.  There is a mixture of renters and owners in the community.  Homes were built in 2007 and 2008 with plans to build out the community all along the lake.  The downturn in the economy in 2008 and  2009 prevented future building and as a result, the community is smaller and built on only one side of the lake.  As of 2/2018, the un-built portion is owned by a local builder GHO.  Their website indicates plans for future building.
